Primary market has more choice, but contracts are still moving

The one number that changes what sellers should do right now: the Real Estate Data Aggregator counted 2,143 homes for sale in the Primary market in the three months ending August 31, 2026, up 3.3% from a year before. More choices for buyers means pricing and condition matter more than they did last year.

But here is the other side. The Real Estate Data Aggregator also counted 1,582 pending sales across the same market, up 5.3% from a year before. Buyers are still signing contracts. The market is not stalling, it is just more balanced.

Nationally, the National Association of Realtors put months of supply at 4.9 months, the highest level in over ten years. The Real Estate Data Aggregator shows most ZIP codes in this market near that same range. That is a real shift from recent years.

Rates are adding pressure too

Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. That is a real cost for buyers. Realtor.com reported rates reached their highest level in nearly three years that same week. Higher rates slow some shoppers down, which is part of why prep and price matter more for sellers today.

How each ZIP code read in the three months ending August 31, 2026

The market is not one thing. Each ZIP tells a different story. Here is where each one stood.

Prices: some up, one down

Most ZIP codes saw prices rise year over year. The Real Estate Data Aggregator shows 89012 led the group, with a median sale price of $587,500, up 10.5% from the same months of 2025. ZIP 89052 followed at $649,950, up 8.3%. ZIP 89044 came in at $550,000, up 6.8%.

Not every ZIP moved up. The Real Estate Data Aggregator shows 89074 saw a median sale price of $445,000, down 9.6% from a year before. ZIP 89011 dipped too, to $484,000, down 3.7%. Small, honest fact: prices are not rising everywhere.

How fast are homes going under contract?

The Real Estate Data Aggregator shows 27% of homes in 89014 went under contract within two weeks of listing. That share held steady from a year before. ZIP 89015 was close behind at 24.7%, and 89011 and 89012 both sat at 24.4%. Not every home sold fast, but a real share did.

Days on market: longer in some spots

The Real Estate Data Aggregator shows 89044 had the longest median at 74 days, 18 days longer than a year before. ZIP 89012 came in at 66 days, 14 days longer. ZIP 89014 added 13 days to reach 61. On the other side, 89015 was 1 day shorter at 54 days, and 89052 was 2 days shorter at 58.

Supply: one ZIP stands apart

The Real Estate Data Aggregator shows 89044 had just 3.3 months of supply, down 1.7 months from a year before. That is the tightest in the group. Every other ZIP sat between 4 and 5 months. The National Association of Realtors put the national figure at 4.9 months, so most of this market is running close to that.

What sellers got at close

Sellers are still getting close to list price. The Real Estate Data Aggregator shows 89011 led at 98.7% of list, up 0.5 points from a year before. ZIP 89015 came in at 98.4%, also up 0.4 points. The lowest was 89052 at 97.1%. That is a small gap, but it is real.

The Federal Housing Finance Agency reported U.S. house prices rose 0.3% month over month in July, seasonally adjusted. That is a modest national signal. This market's ZIP-by-ZIP picture is more varied.
