Primary market listings rose faster than sales

Real estate, Primary market

Here is the one thing that changes what you should do right now. More homes are coming to market than a year ago. That means your listing has more competition than it did in 2025. These numbers cover the three months ending August 31, 2026.

Supply is growing, and so is demand

The Real Estate Data Aggregator counted 1,959 new listings across the Primary market in the three months ending August 31, 2026. That is up 5% from the same months of 2025. At the same time, Realtor.com reported U.S. for-sale listings were growing nearly 7% for the week ending October 10, 2026. So the trend is not just local.

The good news: buyers have not stepped back. The Real Estate Data Aggregator counted 1,582 pending sales across the Primary market, up 5.3% from a year before. Listings rose faster than sales, but demand is holding.

What this means if you are selling

More listings means more choices for buyers. That gives them a reason to be picky about price and condition. Not every home sold fast: the Real Estate Data Aggregator shows median days on market ranged from 54 days in 89011 to 74 days in 89044. Pricing right from day one matters more than it did a year ago.

What this means if you are buying

You have a bit more to choose from. The Real Estate Data Aggregator counted 2,143 homes for sale in the Primary market, up 3.3% from a year ago. That said, buyers are still active. Pending sales are up, so well-priced homes still move.

How each ZIP code looked

The picture is not the same everywhere. Here is how new listings and pending sales compared across the seven ZIP codes in the three months ending August 31, 2026, all from the Real Estate Data Aggregator.

Prices: a mixed picture

Prices did not move the same way in every ZIP. The Real Estate Data Aggregator shows 89012 had the biggest gain, with a median sale price of $587,500, up 10.5% from a year before. ZIP 89074 saw prices dip 9.6%, landing at a median of $445,000. That kind of spread is worth knowing before you pick a number.

Rates are adding pressure too

Freddie Mac put the average 30-year fixed rate at 7.40% as of October 15, 2026. The 15-year averaged 6.71%. Those are not small numbers for buyers doing the math on a monthly payment.

Nationally, the National Association of Realtors reported existing-home sales reached 3.99 million units in September 2026. U.S. inventory rose to 1.60 million homes that same month. Prices nationally were up just 1.3%. The Primary market is holding up better than that on price in several ZIP codes.

Buyers are still signing contracts

One sign buyers are still engaged: the share of homes going under contract within two weeks of listing. The Real Estate Data Aggregator shows 27% of homes in 89014 went under contract within two weeks. ZIP 89015 was close at 24.7%. That is not a slow market in those spots.

In short
  1. The Primary market added more listings than a year ago, but buyers kept pace.
  2. Supply is up, demand is real, and prices moved differently in each ZIP.
  3. More competition for sellers is the honest story here, and pricing carefully is the practical answer.

One more thing worth saying: one street can read very differently from the whole ZIP code. The numbers above cover large areas. Your block may be tighter or looser than the ZIP suggests.
